Professional photography. It makes a big difference, and yes, consumers can tell. Case Study
There are some very good reasons why we were one of Frank Howard Allen's top producers in 2007, and also one of Larkspur's top listing agents.
A house in Larkspur went on market with another agent at $1,599,000. An early offer of $1,550,000 was rejected by the seller, and the house sat for a month with very little activity. The seller came to Frank Howard Allen for help, and we were assigned the listing.
We suggested taking the house off the market for a short time to better prepare it for sale. We staged it by simply "editing" and "fluffing" and offered our ideas and resources for other inexpensive improvements: tearing down an old fence, adding a few plants. We then convinced our reluctant clients to reduce the asking price to $1,495,000 in order to stimulate excitement. We went on market as a new listing 30 days later.
